A. INTERPRETATION
1. Rates are based on a Monthly (30 or more nights) stay.
2. Tenant cannot sublet or rent the room to others.
3.No pets, no parties, no illegal activities, and no loud voices in the evening
4. Rental begins on the Commencement Date and ends on the Expiry Date.
5. WIDEBED reserves the right to enter rooms for inspection and repairs.
6. Stay extensions are subject to availability and current rates.
B. NOTICES, TERMINATION, AND EXTENSION
1. Cancellation after Contract signing incurs a one-month penalty fee.
2. A 30-night notice period is required post-arrival for termination.
3. Extending beyond 30 nights requires a 14-day notice.
4. No refunds for early termination during monthly or extended stays.
C. RENTAL AND PAYMENT
1. Monthly rental fee payment in advance.
2. Rates quoted in MYR may vary due to currency conversion.
3. Payable in full before arrival.
4. Rental fee includes common facilities, excluding utilities bills.
5.Deposit equivalent to one month’s rental fee required before check-in.
D. INVENTORY CHECKLIST AND DAMAGES DEPOSIT
1. Report faults or damages within 24 hours of arrival.
2. Sign inventory list on arrival. Security Deposit required, refundable upon checkout.
3. Additional cleaning fee of MYR 80 applies.

F. CHECK-IN
1.The tenant must provide arrival details, timings, and any additional requests, such as parking. As the properties are privately rented and do not have hotel-like check-in counters, the WIDEBED team will meet the tenant for check-in.
2. Check-in process includes payment, signing contracts, and providing identification.
G. MAINTENANCE BY TENANT
1. Linens and towels for in-room use only.
2. Prohibited use of personal cooking appliances.
3. Tenant responsible for maintaining room and contents.
4. No hooks, nails, or fastening mechanisms without prior consent.
5. Pets not allowed.
H. BREACH
1. Failure to comply results in immediate contract cancellation.
2. WIDEBED may vacate Tenant for non-payment or damages.
