              1. Tenant being a registered guest, cannot publish, advertise, sub-lets, or rent the room to any other person or business entity offline or online.
              2. For monthly stays, Komune Living & Wellness, Cheras shall have the right at all reasonable times to enter the rooms for the purpose of inspecting, improvements thereon, and for the purpose of making necessary repairs, alterations, or additions to the room.
              3. Extensions of stay may be made monthly, weekly, or daily at our current rates based on room availability.
              4. If the Tenant cancels the rental after Komune Living & Wellness, Cheras receiving the Signed Contract and before the Commencement Date, one (01) month rental cancellation penalty fee charge will be applicable.
              5. Once the rental has commenced (after arrival date), a thirty (30) night notice period is required. Failure to provide a sufficient notice period will result in a thirty (30) night penalty or cancellation fee. Should there be a proven valid reason for termination (in compliance with Komune Living’s Extenuating Circumstances Policy) that allow the Tenant to cancel eligible reservations with a 50% penalty from the base monthly rental rate (before 6% SST). Any notice in terms of the provisions hereof, required to be in writing, shall be deemed to have been sufficiently served.
              6. Should the Tenant decide to extend/continue his / her stay in continuation from the 30 nights rental cycle, a fourteen (14) day notice period is required. The room is subject to availability. Extension night’s rate is based on our Best Flexible online rates of the day (for stay 13 nights or less) and on pro-rate based on monthly rental rate calculation (for stay 14 nights or more).
              7. If the Tenant ends the stay early during the monthly or extended stay, there is no refund. We have blocked this room out for the term of the stay, preventing reservations during that time.

              1. The Tenant agrees to pay the Hotel a monthly rental fee as outlined in the Contract without deduction or demand, the payment should be done monthly and for the month in advance, on/before the expiry of the rental date each month. The first of such payments is to be made on the commencement of the Contract. Our room key card access is valid from the time the Tenant enters his / her guest room (15.00 hours – arrival date) and shall cease and expire when the Tenant leaves the guest room (11:00 hours departure date).

              2. Rates are quoted in MYR (Malaysia Ringgit). This amount is converted and charged in a local currency and may vary subject to the application of an internal exchange rate which may differ from rates set by the Central Bank of Malaysia (Bank Negara Malaysia) in effect at the time of payment.

              3. Payable for the full month in advance before the arrival date.

              4. The rental fee includes community facilities only for registered occupying guests (WIFI Internet, IPTV in-room, usage of swimming pool, gymnasium, games base, communal dining & kitchen, and community events). WIFI Internet usage is allowed with a maximum of 3 devices per room and based on the number of the room occupant.

              5. Additional Housekeeping Cleaning services and Linen Changing, and Event Studio can be arranged and quoted separately to this Agreement, and no amenities replacement for a long-stay guest.

              1. An inventory checklist will be issued on arrival – any fault or damages must be reported to the front desk within 24 hours of arrival and must be signed by Front Office Manager upon arrival and before the check-out date.

              2. To sign an inventory list of the room contained in the HOTEL, and acknowledge the existence of such room and the fact that is in good condition. In addition, a Security Deposit equivalent of MYR 500.00 will be charged and borne by the registered guest/s on arrival and will be refunded – pending the review of the inventory list. A full or balance refund will be made within a maximum of 30 working days after the check-out date (via bank transfer or credit card). Another MYR 500.00 Security Deposit will be charged for renting a microwave (subject to availability & upon request).

              MYR 6.00nett per vehicle (car) & MYR 1.00nett per vehicle (motorcycle) per entry applicable for visitor. The car park is complimentary for hotel and long-stay guests (1 floating bay carpark). The flat rate at MYR 150.00nett per vehicle per month is applicable for long-stay (2nd car or more) and A Processing Fee (2nd car or more) equivalent to MYR 50.00nett will be charged for access card issuance and borne by the registered guest/s on arrival. (Parking charges are subject to change without prior notice)

              1. The Tenant is required (prior to the commencement) to affect a deposit equivalent to one (01 ) month rental fee as part of the fulfillment of its guest(s) obligations.

              2. Additional extras such as, but not limited to Food & Beverage charges, and telephone calls must be guaranteed by an additional deposit or credit card guarantee.

              3. Tenant must provide the Hotel with arrival details and timings along with any additional requests such as airport transfers and luggage assistance.

              4. During the check-in process, the Tenant is obligated to pay the breakage deposit, sign the Registration Card, and Provide a Passport or Photo Identification in line with local legislation, Emergency Contact Number, Inventory Check- List, and House Rules.

              1. Linens and Towels are for in-room service and are not rags. Please do not remove them from the room. The Guest will be billed for linens and towels which are missing, or are soiled or otherwise damaged beyond normal use.

              2. In-room use of own crock pots, hot plates, griddles or any gas, electric, or open-fired cooking or heating appliance not provided by Komune Living & Wellness, Cheras is prohibited.

              3. Hereby undertakes to maintain the interior of the room and all fittings, fixtures, furniture, appliances and other movables, in a good state of repair and decoration.

              4. Not to drive any hooks, nails or other fastening mechanisms into any doors or walls without the prior written consent of the hotel. Pets are not allowed.

              1. In the event of the Tenant failing to comply with any of his/her obligations in terms hereof, the Hotel shall be able to forthwith cancel this contract and require the Tenant and all those occupying through the Tenant to immediately vacate the room/premise.

              2. The Hotel shall be entitled to immediately (without notice) vacate the Tenant should he/she fails to pay for any additional services consumed, or causes any damage to the bedroom or community facilities which, in the sole discretion of the Hotel.

              Tenant shall make the following payment to the Hotel upon check-in according to the schedule set below:-

              1. Rental + 8% SST + Tourism Tax (Cash/Card/Bank Transfer)
              2. Security Deposit + RM500 (Prefer Cash & Refundable)
