FAQ – Frequently Asked Questions

Q: How do tenants use my code?
A: They simply enter your unique code in the “Coupon Code” field during checkout on our website’s checkout page to receive their 2% discount.

Q: When exactly do I get paid?
A: Payouts are processed within one (1) month of the tenant’s check-in date. For example, if a tenant checks in on January 15th, you will receive your commission by February 15th.

Q: What if the booking is cancelled?
A: Commission is only paid on successful check-ins. If a tenant’s stay is cut short and a refund is issued, your commission will be adjusted based on our official Cancellation & Refund Policy.

Agent Referral Program Terms & Conditions

Effective Date: October 22, 2025

Welcome to the KL Short Stay Agent Referral Program (the “Program”). These Terms and Conditions (“T&C”) form a binding agreement between KL Short Stay (“we”, “us”, “our”) and you (“Agent”, “you”, “your”), a participant in the Program. By registering for the Program, you agree to be bound by this T&C.

1. Eligibility and Registration

• 1.1. Eligibility: To be eligible for the Program, you must be a registered and active real estate agent, travel agent, or entity with a verified business in a related industry.
• 1.2. Verification: We require proof of your business status during registration. This may include, but is not limited to, a business card, company registration number, or professional license.
• 1.3. Approval: All applications are subject to our review. We reserve the right to approve or reject any application at our sole discretion.
• 1.4. Accurate Information: You are responsible for providing and maintaining accurate information, including your full name, contact details, and valid bank account information for commission payouts.

2. Commission Structure

• 2.1. Commission Rate: Agents will earn a commission of 8% on the Final Room Rate for each completed booking made using their unique coupon code.
• 2.2. Definitions:
  • (a) “Total Room Rate” is defined as the base rental price of the accommodation multiplied by the number of nights booked. This calculation explicitly excludes all other fees (e.g., Service Charges, Cleaning Fees, Security Deposits, Taxes).
  • (b) “Final Room Rate” is the Total Room Rate after the 2% tenant discount has been applied.
• 2.3. Example Calculation:
  

  • Total Room Rate: RM100/night x 10 nights = RM1,000
  • Tenant Discount (2% of RM1,000): – RM20
  • Final Room Rate (what commission is based on): RM980
  • Your Commission (8% of RM980): RM78.40

• 2.4. Qualifying Bookings: A booking is considered qualified for commission only if:
  • The tenant successfully applies the Agent’s unique and valid coupon code in the designated field on the checkout page to receive their 2% discount.
  • The booking is fully paid by the tenant.
  • The tenant successfully checks into the property.
• 2.5. Exclusions: No commission will be paid on bookings that are cancelled before the tenant’s check-in date.
• 2.6. Commission Adjustments & Reversals: Commissions are paid based on a successful check-in. In the event a tenant’s stay is cut short, or a partial/full refund is issued to the tenant for any reason in accordance with the official KL Short Stay Cancellation & Refund Policy (available at https://shortstay.com.my/help-center/#cancellations-refunds), we reserve the right to:
  • (a) Adjust the commission to reflect the final, non-refunded Total Room Rate.
  • (b) Deduct the corresponding commission amount from the Agent’s future payouts if the commission has already been paid.

3. Commission Payout

• 3.1. Payout Schedule: Commissions will be processed and paid out within one (1) month of the tenant’s confirmed check-in date.

  If a tenant checks in on January 15th, the commission for this booking will be paid out by February 15th.

• 3.3. Payment Method: All commissions will be paid via direct bank transfer to the Malaysian bank account provided in your agent profile.

4. Coupon Code Usage and Responsibilities

• 4.1. Coupon Code Properties: Each unique coupon code provided to an Agent will grant the tenant a 2% discount on the Total Room Rate of their booking. This discount is applied at checkout.
• 4.2. Promotion: You are encouraged to promote your unique coupon code through your professional channels, such as your website, social media, or direct client communications.
• 4.3. Prohibited Activities: Agents are strictly prohibited from:
  • Using misleading advertising or making false claims about KL Short Stay properties or services.
  • Engaging in any form of spam (unsolicited emails, messages, etc.).
  • Bidding on our brand keywords (e.g., “KL Short Stay”) in any paid search advertising (e.g., Google Ads).
  • Using their own coupon code for personal bookings.
• 4.4. Brand Representation: You must represent KL Short Stay professionally and ethically at all times.

5. General Conditions

• 5.1. Modification of Terms: KL Short Stay reserves the right to modify, update, or discontinue any part of these T&C or the Program at any time. We will provide notice of any significant changes via the email address provided in your agent profile. Your continued participation in the Program after such changes constitutes your acceptance of the new T&C.
• 5.2. Relationship: Your participation in this Program does not create any employment, partnership, or joint venture relationship between you and KL Short Stay. You are an independent contractor.
• 5.3. Termination:
  • You may leave the Program at any time by providing written notice to us.
  • We may terminate your participation in the Program immediately for any breach of these T&C, especially for fraudulent or unethical behaviour.
  • Upon termination, any outstanding, legitimate commissions will be paid in the next payout cycle.
• 5.4. Governing Law: This agreement shall be governed by and construed in accordance with the laws of Malaysia.
